Buyers, lenders and owners often rely on inspection and testing reports. Make sure your application lists every report type you issue, and read the reliance language in your agreements.

Do I need pollution coverage if I don't handle hazardous material?

Sampling, testing or advising on a contaminated site can draw a pollution claim even when you handled nothing. Many general and professional policies exclude it. Contractors pollution or a combined professional and pollution policy fills that gap.

The contract says to keep coverage for years after completion.

That is an ongoing obligation. Keep the claims-made policy in force for that period, or buy an extended reporting period if you close or switch carriers.

Why does a client need a waiver of subrogation from me?

It stops your carrier from recovering from the client after paying a claim. It is common on site work. Many policies can add it by blanket endorsement when a written contract requires it.
