Insurance for Roofing Consultants & Inspectors

Coverage for roofing consultants, roof inspectors and waterproofing specialists.

Insurance applications list roofing inspection as its own service because it carries a high claim rate. Leaks are frequent and easy to blame.

Where exposure tends to arise

How Risk Shows Up in Roofing Work

Leaks and water intrusion

Water damage inside a building often leads back to the roof, and to anyone who inspected or designed it.

Condition reports

Buyers, lenders and insurers rely on your roof reports for big decisions.

Working at height

Roof access adds fall exposure for your staff.

Storm and hail claims

Reports used in insurance claims can be challenged by either side.

Why this matters

Carriers Don’t Always Understand What You Do.

Site and environmental work carries pollution exposure that many standard policies exclude. The wrong form can leave your core work outside the policy.

When the work is misread

  • Pollution excluded from the professional liability policy
  • Testing and sampling rated like contracting
  • Mold, asbestos or lead work not addressed at all
  • Contract requirements for pollution coverage met on paper only

How we submit your firm

  • Your consulting, testing and field work described separately
  • Pollution exposure matched to the right form
  • Contract requirements checked against the policy before you sign
  • Carriers that write environmental professionals every day

Questions We Hear From Roofing Consultants & Inspectors.

Questions usually follow a report: who relied on it, what the contract requires after the job ends, and whether pollution is part of the picture.

Answers are general. Your policy and your contract always control.

Someone I never met relied on my report. Am I exposed?

Buyers, lenders and owners often rely on inspection and testing reports. Make sure your application lists every report type you issue, and read the reliance language in your agreements.

Do I need pollution coverage if I don't handle hazardous material?

Sampling, testing or advising on a contaminated site can draw a pollution claim even when you handled nothing. Many general and professional policies exclude it. Contractors pollution or a combined professional and pollution policy fills that gap.

The contract says to keep coverage for years after completion.

That is an ongoing obligation. Keep the claims-made policy in force for that period, or buy an extended reporting period if you close or switch carriers.

Why does a client need a waiver of subrogation from me?

It stops your carrier from recovering from the client after paying a claim. It is common on site work. Many policies can add it by blanket endorsement when a written contract requires it.
